** IMPORTANT ** Important Property Updates: Please note that the property will be undergoing a balcony restoration project from September 2025 through March 2026. While work is planned during this period, dates may shift due to weather or construction progress. Guests may experience occasional construction noise, and we sincerely appreciate your understanding. The balcony for this unit has reopened with a temporary safety railing. It is completely safe to use, though it will be slightly smaller than usual during this time. As this work has already been considered in the pricing, no refunds, discounts, or relocations will be provided. January 2026 Update: The indoor hot tub will be closed for renovations until further notice (estimated reopening mid Feb 2026). The outdoor hot tubs remain open daily from 8:00 AM to 11:00 PM. The heated pool hours may vary by day and may be closed at times, but it is generally open from dusk until 11:00 PM. Coffee and other consumable items are provided for up to 3 days - guests for longer stays may need to re-stock these items. Maximum of 5 guests, $5 per night extra guest fee for more than 4 guests. Resort maintenance may need to enter the unit with little notice for emergencies (water leaks, safety issues). We do not have an ice machine - if ice is important to you, please pick up some on your way in. There is also ice for sale at the store downstairs, or Bikini Bobs (during the season).

** VERIFICATION ** To ensure a safe and secure stay for all, we kindly require all adult guests to submit a photo of a valid ID as part of our standard screening process. ** AGE REQUIREMENT ** We ask that the reservation be made by a person who is 25 or older. This person must be staying at the property for the entire duration of the stay. ** WEATHER ** This home is located on the Gulf, which experiences various weather conditions from season to season. The homeowners do not offer refunds or discounts unless a named storm threatens the area and results in a recommended or mandatory evacuation order.

*Pool, sauna, hot tub, exercise room hours are 8 am to 11 pm. *Guests must register at the resort front desk for parking pass and wrist bands. $27 one time fee for party (includes one car). Up to one additional vehicle can be added at an additional cost. * No smoking allowed. * All resort rules must be followed, including quiet hours, pool hours, and pet policies (no pets allowed) or the guest will be subject to immediate removal with no refund. * Internet speed and service, as well as TV reception and remotes, are not within our control and cannot be guaranteed. * Coffee, toilet paper and other consumables are provided for a 3-5 stay and may need to be replenished by the guest during longer stays. *Our properties are in wilderness and/or tropical locations. Wildlife may be encountered, along with bugs and insects. We provide regular pest control service but no guarantee that these will not be encountered. If patio doors are left open in Florida, bugs WILL enter the condo. Palmetto type roaches are naturally occurring in subtropical climates and occasionally come inside due to weather conditions, and at times may be present inside the home and will normally die quickly due to our pest control service. They do not infest homes and have nothing to do with unsanitary conditions - they are NOT the same as German cockroaches which are smaller and do infest homes. *If Air Conditioning units are set lower than 68 degrees they may freeze, resulting in no A/C during your stay, as well as a repair charge if a service call is needed. * In rare cases resort maintenance/pest control personnel may be present without prior notice (state mandated balcony inspections, water leaks, etc). * Learn and follow the Beach flag warning system and rules.
